Introduction

Our proposal forms part of the Shrewsbury West Sustainable Urban Extension (SUE) and is an exciting and forward-thinking residential project that seeks to provide much needed new homes for the area, designed to the highest standards while addressing modern living needs. The development is led by Cornovii and we are bringing forward plans for up to 283 expertly designed homes, prioritising sustainability and community cohesion.

This is not only about building houses; it’s about creating a vibrant, inclusive neighbourhood where families, professionals, and individuals can thrive. With an emphasis on green spaces, accessibility, and quality of life, this sustainable urban extension sets a new benchmark for residential living in Shrewsbury.

The Site

Located to the west of Shrewsbury, the Welshpool Road site enjoys excellent connectivity and amenities. The town centre is just 3.8 km away, offering easy access to shopping, dining, and cultural attractions. Nearby transport links include Shrewsbury Train Station, located 4.5 km east of the site, which provides regular direct services to major cities such as Birmingham, Cardiff, and Manchester. Adjacent to the development is the Oxon Park & Ride, offering frequent services to Shrewsbury town centre and further reducing reliance on personal vehicles.

The site is surrounded by well-established community facilities, including schools, healthcare services, and local shops, ensuring that residents have access to everything they need within walking distance. These features make the site an ideal location for families, professionals, and individuals, offering a well-rounded and convenient lifestyle.

Preserving the natural and historical heritage of the area is integral to the development. Existing trees, hedgerows, and ecological habitats will be retained and enhanced, blending seamlessly with Shrewsbury’s distinctive architectural character and green spaces. This thoughtful approach ensures that the development respects and contributes to the unique identity of the local area.

Proposals

Residential Housing

The development will deliver up to 283 homes, carefully designed to meet the needs of the local community. These homes will reflect a combination of traditional and contemporary architectural styles, ensuring they integrate harmoniously with the surrounding area while offering modern, energy-efficient living spaces. Included in this will be a number of affordable homes of a range of tenures supporting those who need help to get on the property ladder. Each home will have off-road parking and a private rear garden.

Connectivity

Seamless pedestrian and cycle pathways will link the development to nearby neighbourhoods and key facilities, including the proposed Oxon Link Road. This enhanced connectivity will encourage sustainable modes of transport, such as cycling and walking, reducing car dependence and promoting healthier lifestyles. New pedestrian links will be provided to the north of the site and then existing Public Right of Way will be rerouted to ensure continued access.

Community Spaces

Mature trees and woodland on the western side of the site will be preserved, providing natural beauty and spaces for walking and outdoor fitness with a "trim trail" pathway. Public open spaces will be a key feature, offering green areas for relaxation, play, and community activities. These spaces will be easily accessible and provide opportunities for residents of all ages to enjoy the outdoors. Hedges and greenery will line the streets to soften the look of parking areas and add a sense of privacy. Front gardens will include colourful plants, while private back gardens will provide grassed spaces for families to relax and play. The overall landscaping ensures the neighbourhood feels connected to nature, offering a peaceful and enjoyable environment for everyone.

Sustainability Measures

The masterplan incorporates sustainability at every level, from energy-efficient building designs to advanced infrastructure for electric vehicles. Additionally, the development will feature a comprehensive Sustainable Drainage System (SuDS) to manage water flow responsibly, further supporting environmental resilience.

The development has been thoughtfully divided into a number of areas with distinct character, each with its own unique identity shaped by its approach to architecture, landscape and community focus. These areas will help to create diverse and vibrant neighbourhoods while ensuring a cohesive overall design. By tailoring each space to a particular theme or purpose, the development meets the varying needs and preferences of its future residents.

Country Lane

The Country Lane area offers a rural charm, blending traditional design elements with natural surroundings. This section of the development features homes with a softer architectural style, complemented by hedgerows, mature trees, and winding pathways. The emphasis here is on creating a tranquil, village-like atmosphere that fosters community connections while maintaining privacy.

Western Village

The Western Village area provides a vibrant and sociable space within the development. Designed with family living in mind, this area includes open frontages, shared green spaces, and play areas. The architecture reflects a mix of modern and traditional styles, ensuring a welcoming and cohesive neighbourhood character.

The Glade

Nestled among clusters of trees and open green areas, The Glade prioritises harmony with nature. Homes in this area are surrounded by mature landscaping, with pathways leading to communal green spaces. Central

The Central Character area serves as the heart of the development, combining residential properties with easy access to community facilities and public spaces. Eastern Lanes

The Eastern Lanes area takes inspiration from traditional rural lane settings, with narrow streets and intimate housing clusters. The area is characterised by a mix of terraced and semi-detached homes, with an emphasis on fostering neighbourly interactions and a sense of close-knit community. Landscaping elements such as small gardens and planters enhance its cosy feel.

Landscaping buffers and carefully positioned housing will mitigate these effects, creating a comfortable and healthy environment for residents. Monitoring and sustainable practices will ensure air quality standards are maintained.

The site will feature a carefully designed drainage system that includes strategically placed attenuation ponds to manage water flow effectively. Enhanced culvert connections will ensure efficient water management, minimising the risk of flooding while supporting sustainable practices.

Dedicated ecological corridors will be established to connect wildlife habitats and maintain biodiversity. Protected species on-site will be carefully managed in compliance with environmental regulations, further enhancing the ecological value of the area.

Green Space and Sustainability

Green Corridors

Extensive green corridors will weave throughout the development, preserving existing hedgerows, mature trees, and wildlife habitats. These natural features will enhance biodiversity and create an environment that is both beautiful and ecologically balanced.

Generous open spaces will be provided, including play areas, communal parks, and walking paths. These areas will serve as social and recreational hubs for residents, promoting health and well-being while encouraging community interaction.

A comprehensive SuDS strategy will manage water flow across the site, with attenuation ponds and improved culvert connections reducing the risk of flooding. These systems will not only protect the development but also support broader environmental resilience.

The development prioritises pedestrian and cyclist mobility by incorporating a network of safe, well-connected pathways. These links will integrate with existing transport infrastructure, reducing car dependence and encouraging active, sustainable travel.

New wetland areas and ecological corridors will be introduced to create thriving habitats for wildlife. These spaces also offer residents opportunities to engage with nature, fostering a deeper connection to the environment.
